Position Summary & Requirements
The Director of Development & Construction is responsible for the comprehensive management and execution of commercial real estate projects—including office, multifamily, and tenant improvement initiatives—from pre-development through construction and project close-out. This leadership role ensures projects are delivered on time, within budget, and meet quality standards, while successfully navigating entitlements, design, and the complexities of new construction and redevelopment.

Key Responsibilities
- Lead all phases of development and construction projects, including site acquisition, feasibility, pre-development planning, entitlement approvals, design management, budgeting, contracting, construction, and delivery.
- Oversee multifamily, office, and tenant improvement projects, ensuring a strategic and operational approach tailored to each property type.
- Direct pre-development efforts: site due diligence, environmental review, conceptual design, proforma development, and securing government approvals and permits.
- Develop project budgets, schedules, and financial models; ensure adherence to approved metrics and actively manage risks and cost controls.
- Manage all contracts throughout design and construction, including negotiating with architects, engineers, general contractors, and consultants.
- Lead on-site construction operations: conduct regular site walks, monitor progress, enforce quality, safety, and compliance standards, and manage the resolution of issues or changes.
- Coordinate tenant improvements from scope definition through construction, move-in, and fit-out, working closely with asset management and leasing teams.
- Report project status, financials, and key milestones to executive stakeholders and external partners; prepare and present comprehensive progress updates as required.
- Mentor and supervise a multidisciplinary team of project managers and construction professionals, fostering best practices and team development.
- Build and maintain relationships with city agencies, contractors, tenants, investors, and community stakeholders to support project objectives and company reputation.
Qualifications
- Bachelor’s degree in construction management, real estate, engineering, architecture, or related field; relevant advanced degree a plus.
- 10+ years of experience in commercial real estate development and construction, including substantial multifamily, office, and tenant improvement projects.
- Deep understanding of the development cycle: acquisitions, pre-development, entitlement, design, permitting, construction, and tenant improvements.
- Demonstrated leadership in managing large-scale budgets, negotiations, schedules, and multidisciplinary teams.
- Strong analytical, problem-solving, and communication skills; ability to deliver executive-level reporting and presentations.
- Track record of successfully completing ground-up and repositioning projects, on time and within budget, in both office and multifamily sectors.
- Familiarity with local regulations, building codes, environmental review, and permitting processes for commercial development projects.
